General Matters
We
are pleased to report things are running smoothly on the Sea Vistas
Development, routine maintenance of the communal areas is
continuing, the planted areas are now beginning to become
established, both the large swimming pool and the children’s pool
are operating fine and are being enjoyed by the residents, owners
and guests.

Blocks one to nine have now been completed and handed over.
-
Gravel has now been completed around the first nine blocks, the
communal areas, and the pool. Extra planting has been done the
cost of which was spit between yourselves and Nature Bay
Developers.

The repair works to the drains has now been completed.
-
The swimming pool pump has been repaired, costs recovered for
the insurance company.

Nature Bay Developers have now relocated their offices to the
room below the swimming pool, once the site is fully completed
and handed over a decision can be made on the long term future
of the offices as all property owners will then be able to make
a joint decision.
As

Ongoing Maintenance & Repairs
CSS are currently looking into the problems
relating to the irrigation system, we have requested matters are
resolved as soon as possible. There are one or two street lights out
at the moment and again this problem has been reported for repairs.
A few residents have reported seeing mice close to the refuge bins,
it seems that rubbish has been left adjacent to the bins as they
were full and this has attracted
the mice; we have now purchased a second large bin and this will
hopefully resolve this problem.
The Drains
Please note! Whilst the sewage tanks
are capable of accepting and breaking down general toilet tissue
problems can be caused due to excessive amounts being flushed. As
for other types of tissue such as face cloths and any other debris
we would respectfully ask that home owners use regular bins for
disposal. Bleach should only be used in small quantities and
cleaning cloths must not be flushed away as these items are causing
blockages and build up in the pipes. Please be considerate of the
effect blocked drains have on yourselves and others – please inform
any guests you have staying at your property not to dispose of these
items down the drains.
To date the costs of unblocking drains
caused by negligence has been met from the general site management
fees, we think it is unfair that the property owners / residents who
do not contribute to this problem should continue to foot the bill.
We will therefore start to charge drain unblocking fees directly to
the property / owner that has caused the problem from 1st
August 2009.
Site Management Payments
As
you will be aware this years payments were due on 1st
July 2009, thank you for those who have paid or committed to pay.
Unfortunately a large number of owners have either not paid nor have
they contacted us to arrange payments, we fully appreciate things
finances are a little stretched at the moment so we would urge
anyone who is experiencing difficulties with the payment to contact
us to arrange planned stage payments.
We
have been asked by a number of property owners to publish a list of
payers / non-payers, this will be done during the course of August
2009 to allow sufficient time for everyone to contact us. Please
remember, the site management fees allow us to keep Sea Vistas
clean, tidy, the gardens in order and the swimming pools and sewage
systems operational. Without sufficient funding we will be unable to
continue these services in full which are essential to guarantee
your enjoyment of the development and that your investment is as
secure as possible.
Making Payments
You
can make payments directly to us using our UK Bank Account, most
clients already have these bank details. As previously requested
please add £2.50 per transfer to cover the bank charges, please note
we do not make a profit from this charge, it just covers our
international bank charges.
We
are awaiting the delivery and connection of out new Credit / Debit
Card Terminal. Once this is operational clients will be able to pay
by Card – we will advise all clients when this system is up and
running and all payments will be subject to a 3% surcharge, again
this covers our costs only.
Payments can also be made in person at our office in Catalkoy.
Social Events
One
of the property owners hosted a barbeque during her stay and it was
an enjoyable evening as most of the owners that were here at the
time attended, (this was funded by the owner not by Sea Vistas)
